Read our glossary of useful conveyancing terms to help you understand what is happening at each stage of the conveyancing process

Legal Fees

These are the legal conveyancing costs that we charge for the residential conveyancing work that we do on your behalf.

Purchase Leasehold Fee This fee is charged for the additional work involved with a leasehold transaction (your conveyancer would also need to liaise with 3rd parties e.g. the Freeholder/s)
Remortgage Leasehold Fee This fee is charged for the additional work involved with a leasehold transaction (your conveyancer would also need to liaise with 3rd parties e.g. the Freeholder/s)
Sale Leasehold Fee This is required to check additional documentation including the lease, the management pack, freehold title as well as dealing with the managing agent and freeholder.
Additional Expenses

These are the fees that we incur on your behalf and which are paid to other people agencies during the residential conveyancing process.

Anti-Money Laundering Check Fees (1st Name) This search is required against each named client.
Anti-Money Laundering Check Fees (Additional Applicants) This search is required against each named client.
Bankruptcy Search (1st Name) This search needs to be carried out before completion against each named client to check no bankruptcy order has been made or any petition pending
Land Registry Fee This is a cost for registering your property with the Land Registry
Land Registry Search This is a check at H.M Land Registry to check the property belongs to the Seller and what mortgages or other charges need to be paid off.
New Build Properties This is an additional legal fee payable where the property is being purchased from a developer and is newly built.
Other Copies A copy of the title registered at the Land Registry, confirming ownership of the property.
Stamp Duty A government tax currently charged to buyrs purchasing properties for more than £125,000.00.
Additional Costs

In certain circumstances, additional payments may be necessary, (e.g. if the property is new build)

Bank Transfer Fee (per transfer) This is a charge for transferring money through the banking system on the day of completion, used to ensure that the seller gets your money on the day of completion
Bankruptcy Search (Additional Applicants) This search needs to be carried out before completion against each named client to check no bankruptcy order has been made or any petition pending.

Chancel Check This is a search to establish whether the property is at risk of having to contribute to the upkeep of a local parish church.
Coal Mining Search (estimate) This is required or recommended in areas of the country where there is or has been mining activity.
Help to Buy Scheme (inc New Build fee) This is an additional legal fee where the purchase is being made through the Government Help to Buy Scheme.
Local and Drainage searches Required to establish whether the property is connected to mains water, mains drainage and surface water drainage
Pre-Exchange Search Pack This includes the commonly required searches (Personal Insured Local Authority Search, official Drainage Search, Chancel Search and Environment Search)
Remortgage Search Indemnity Policy A policy required to insure you against any problems that arise as a result of not having a search
Shared Ownership Scheme This is an additional legal fee payable where the purchase is for a share of the property (only available from a Local Authrority or Housing Association)
Unregistered Lands This fee is payable where the title to the property is unregistered at the Land Registry.
